HalfKey provides a platform for browsing and applying for fully furnished, mid-term rental properties in Tokyo. We act as an intermediary between property owners and tenants, providing concierge support, contract facilitation, and property management services. All rental agreements are between the tenant and the property owner, with HalfKey facilitating the process.
Our services are available to individuals of all nationalities who are at least 18 years old. By using our services, you represent that you meet these requirements and that the information you provide is accurate and complete.
Rental pricing is displayed as all-inclusive monthly rates in Japanese Yen (JPY). Move-in costs — including first month's rent, deposit, and any applicable one-time fees — are paid before your move-in date. Monthly rent is also paid by bank transfer. All costs are disclosed upfront in your rental contract before signing. There are no agent fees, booking fees, or hidden charges.
Cancellations and refunds are governed by the terms in your individual rental agreement. Cancellations made more than 14 days before the move-in date are generally eligible for a full refund. Deposits are returned within 7 days of move-out, minus any deductions for damage beyond normal wear and tear.
You agree to provide accurate information in your application, comply with the terms of your rental agreement, treat the property with reasonable care, and communicate any issues or maintenance needs promptly. You must not use the property for unlawful purposes or in a way that causes disturbance to neighbours.

HalfKey provides this website and its content on an "as is" basis. While we make every effort to ensure accuracy, we do not guarantee that all information is complete or up to date. HalfKey is not liable for any indirect, incidental, or consequential damages arising from your use of the website or our services, to the fullest extent permitted by law.
These terms are governed by the laws of Japan. Any disputes arising from these terms or your use of our services shall be subject to the exclusive jurisdiction of the Tokyo District Court.
We may update these terms from time to time. Changes take effect when posted on this page. Continued use of the site after changes constitutes acceptance of the revised terms.
