What a furnished monthly rental includes

A standard Japanese lease runs two years. Before you get the keys you pay key money, an agent fee, a deposit, and a guarantor company, and the apartment arrives empty. You buy the fridge, the washing machine, the curtains, and the bed, then sign separate contracts for electricity, gas, water, and internet. That is a lot of setup for someone staying a year or less.

A HalfKey monthly rental removes all of that. The apartment comes furnished, utilities and Wi-Fi are part of one monthly price, and there is no key money and no guarantor. You can stay one month or twelve, the paperwork is in English, and when your plans change you are not locked into a two-year term or the penalty for breaking one.

Monthly rentals in Tokyo cost more per month than bare apartments for exactly this reason. You are paying for a home that already works on day one: furniture, appliances, regular cleaning, and a team you can message when something needs fixing.

HalfKey homes range from studios to family two-bedrooms. Studios start from ¥110,000 per month, and one-bedrooms and larger homes are priced by size, location, and season.

Every listing shows a from price. That number is our 12-month rate, the lowest tier we offer, so it is a rate you can actually book, not a promotional one. Shorter stays cost more per month than a full year, because setup and turnover are spread over fewer months.

One price covers rent, utilities, Wi-Fi, and cleaning. There is no key money, no agent fee, and no guarantor fee, so the number on the listing is close to the number you pay. The only extras, where they apply, are a refundable deposit and a move-out cleaning fee, both shown before you book.
